Detached Villa - Javea

Set on a quiet cul-de-sac above Javea, Finca Monteluz looks towards the southern face of the Montgó and brings together Mediterranean character with Northern European construction standards. The original structure and its arcades have been retained, while the rest of the house has been comprehensively rebuilt and is due for full renovation completion in 2026. South-west orientation gives the terraces sun from midday until sunset, shaping the house around light, shelter and year-round use.

The central living space is the naya, a covered terrace with a beamed ceiling, travertine flooring and ceiling fans, arranged for dining and sitting. It is open to the sun yet protected from the north wind by the house itself. Inside, two living rooms are arranged on separate levels. The upper reception room opens directly onto the naya, while the lower level leads straight to the pool terrace and can be closed off to form a self-contained guest area. An open kitchen with marble worktop and island sits alongside the dining area.

The villa offers five bedrooms, five bathrooms and three guest WCs. Kitchens, bathrooms, architecture and joinery have all been executed to one unified design specification. Materials used throughout include travertine, lime plaster, natural stone, bronze window profiles, solid timber and marble, giving the interiors a consistent and restrained finish. The lower living level adds flexibility for guests or extended family without altering the main arrangement of the house.

Behind the traditional façade, the technical infrastructure is entirely new. The house is fully electric and fitted with a heat pump, water-based underfloor heating, and climate and ventilation systems on every floor, with air conditioning controlled room by room. Wiring and plumbing have been renewed in full, including insulated flexible hot and cold water lines. The building envelope has been upgraded with 8 cm of external wall insulation over a 20 cm concrete wall, complemented internally by mineral wool and a lining wall. Aluminium window frames with insulating double safety glazing complete the exterior, with an A energy rating targeted.

At the far end of the pool, a separate pool house is fully equipped with a summer kitchen, grill, handmade tiled bar, wood-fired pizza oven, sauna and hammam. The 2,000 m² plot includes an established Mediterranean garden with a mature olive tree and palms. Parking is arranged between an enclosed garage, a covered carport and additional space for a total of seven vehicles. The setting benefits from no through traffic, and viewings are by appointment.
